Angelina may eliminate the note at any point in time if she pays back the $1,204,000 of principle, but she will be required to pay $10,033 per month interest payments ($1,204,000 principle value x 10% interest rate / 12 months in a year) in the meantime, or up to the point the loan expires. Because there isn't a pre-payment penalty, the only additional expense she would have to pay is the $36,120 origination cost which she will contribute at the close.

Ellen is an entrepreneur in Lewiston, ME. She wants to purchase a new warehouse for her company but she isn't able to obtain a standard loan from her bank due to her subpar credit rating. She looks to Blue Door Lending Group for a commercial hard money loan to fund the acquisition. Because the lender and borrower agree to a 55% loan-to-value (LTV), Ellen will fund $517,500 at closing and the loan principle amount will be $632,500 because the cost of the property is $1,150,000. The lender additionally requires the following terms of the deal: 1) a 13% rate of interest, 2) a 4 year length with interest only payments to be made each month, 3) an origination fee of 4 percent paid by the borrower at closing, and 4) no pre-payment penalty. By the terms of the deal, Ellen will need to pay an origination charge of $25,300 at closing (4% x $632,500 principle value) and will then begin making payments of $6,852 per month ($632,500 principle value x 13% interest / 12 months per year). she will also make a balloon payment of the $632,500 principle value upon expiration of the loan, or sooner if she chooses.
