The following loans are for education purposes only. They do not represent actual loans executed by Alliance Portfolio.
Loan Example 1
Alliance Portfolio makes a fix and flip loan to Kayla for a renovation project in San Diego, CA, on a property that costs $380,000. The loan to value (LTV) on the deal is 50%. This means that Kayla will bring 50% of the sales price to the closing and the principle amount will be $190,000 on the note. The deal also includes these features: 1) a 6 month length, 2) a 11% interest only note, and 3) a one point origination fee.
Kayla will have to contribute $190,000 at closing (50% on the 50% loan to value), plus she will need to pay the $1,900 origination fee. The monthly interest only payments will then total $1,742 to the lender. If Kayla meets her goal of a $551,000 sales price when the loan term expires, she would pocket a total profit of $158,650 after repaying the principle amount and subtracting the money she paid at closing, the origination fee, and the total interest payments.
Loan Example 2
Jillian takes out a hard money loan from Alliance Portfolio so she can remodel a townhouse to flip in San Diego, CA. The deal has the following terms:
a) A $380,000 purchase price, b) a 60% loan-to-value (LTV), c) a 6 month term, d) a 13% interest rate, and e) a 2% origination fee.
Jillian intends to sell the project at the end of the term for $475,000. If she achieves this goal, the final numbers will be as follows:
$475,000 sales price
- $228,000 note principle (60% LTV)
- $152,000 down payment (40% on 60% LTV)
- $4,560 origination fee (2% of the $228,000 principle)
- $14,820 interest payments (6 months x 13% interest)
