Loan Example 1

Clarence finds a property in Philadelphia, PA to flip and re-sell. Since he doesn't have enough cash on-hand to buy the $320,000 property outright, he takes out a fix-and-flip loan from Ary Ming Asset Funding. The lender agrees to issue a loan with a 50% loan to value (LTV) so they will loan $160,000 on the project. The note is interest-only, paid monthly, and is for 12 months at 11% interest with 2 points to be paid at closing.

On top of the $3,200 origination fee, Clarence will also fund $160,000 of the purchase with his own money, or 50% of the purchase price. he must then pay $1,467 per month to Ary Ming Asset Funding. If Clarence meets his goal of a $464,000 sales price when the loan term expires, he would earn a total profit of $123,200 after repaying the principle amount and subtracting the money he brought to closing, the origination points, and the monthly interest payments.

Loan Example 2
