Loan Examples

Loan Example 1
Kelly finds a condo in Houston, TX to flip and re-sell. Since she doesn't have enough cash available to buy the $310,000 house outright, she decides to take out a fix and flip loan from Conventus. The lender agrees to make a loan with a 85% loan-to-value (LTV) so they are willing to loan $263,500 on the property. The terms of the deal dictate a 8% note for 12 months. They also stipulate a 2 point origination fee, that will also need to be paid upon closing.
Kelly will have to contribute a total of $32,400 up front to cover the $46,500 down payment in addition to the $5,270 origination fee. Once the deal is executed and Kelly takes on the project, she will begin making payments each month of $1,757 to the lender ($263,500 principle x 8% / 12 months). If Kelly accomplishes her goal of a $449,500 total sales price when the loan term expires, she would make a total profit of $113,150 after repaying the principle on the note and deducting the cash she brought to closing, the origination points, and the monthly interest payments.
Loan Example 2
Derrick locates a house in Houston, TX to rehab and resell. Because he does not have enough cash to buy the property outright, he takes a fix and flip loan from Conventus with the following parameters:
$170,000 sales price
75% loan-to-value (LTV)
18 month term
10% interest rate
3% origination feeOnce the renovation project is completed, if Derrick sells the house for $229,500, the outcome would be as follows:
$229,500 sales price
- $127,500 loan principle (75% LTV)
- $42,500 down payment (25% on 75% LTV)
- $3,825 origination fee (3% of the $127,500 principle)
- $19,125 total interest paid (18 months x 10% interest)

By far the worst Financial firm I have worked with. If there were Minus Five stars, it would be Conventus.Lindsey Lawson is the most unprofessional person I personally have dealt with in my 30 years of doing business with Banks and Financial institutions.Zero communication. And No commitment. The Left hand doesn't know what the right hand is doing.We started the process in November 2021 and till the end of March 2022 they have not closed and have meanwhile increased their "Fixed rates" by 150 basis points.Cost my firm 150k due to their negligence and carelessness.Don't do business with Conventus!
