Loan Example 1
Pat takes a fix and flip loan from Mountain View Investors in order to renovate a townhouse to flip in Albuquerque, NM. The sales price of the house is $230,000. The lender agrees to write a note with a 50% loan-to-value (LTV) so they will extend $115,000 on the project. The loan also consists of the following features: 1) a 18 month term, 2) a 14% interest only note, and 3) a three percent origination fee.
By the terms of the deal, Pat will have to pay a $3,450 origination fee in addition to 50% of the purchase price, or $115,000, since there is a 50% LTV. The lender will collect $1,342 in monthly interest payments from the borrower. This is calculated by taking the full note amount of $115,000, multiplying by the 14% rate of interest, and then dividing that amount by 12. If Pat accomplishes her goal of a $310,500 total sales price when the loan expires, she would earn a gross profit of $52,900 after repaying the principle amount and subtracting the money she paid at closing, the origination fee, and the total interest payments.
