Loan Example 1
Guy closes on a $320,000 rehab project in Miami, FL, using a fix and flip loan from A to Z Capital. The lender agrees to write a note with a 55% loan to value (LTV) so they will extend $176,000 on the house. The loan also has these features: 1) a 12 month length, 2) a 13% interest only note, and 3) a one point origination fee.
Accordingly, the borrower will be required to make a $144,000 down payment in addition to paying a $1,760 origination fee. The monthly interest only payments will then be $1,907 to A to Z Capital. Assuming Guy sells the rehabed house for $448,000 at the end of the 12 month term, his total profit (not accounting for rehab expenses) would be $103,360. This is calculated by taking the sales price ($448,000) and subtracting the original note amount ($176,000), the origination cost ($1,760), the funds he brought to closing ($144,000), and the total interest payments ($22,880).
Loan Example 2
Jeff takes a loan from A to Z Capital in order to renovate a property to resell in Miami, FL. The deal has the following terms:
$400,000 purchase price
80% loan to value (LTV)

12% interest rate
