Loan Example 1
Dorothy finds a duplex in Miami, FL to remodel and resell. Since she does not have enough cash available to purchase the $230,000 project outright, she decides to take out a hard money loan from Capital Funding Financial. The loan to value (LTV) on the deal is 75%. This means that Dorothy will need to bring 25% of the purchase price to closing and the principle will be $172,500 on the deal. The deal also consists of the following features: 1) a 12 month term, 2) a 9% interest only note, and 3) a two percent origination charge.
According to the terms of the loan, Dorothy will have to contribute a $3,450 origination fee in addition to 25% of the purchase price, or $57,500, since there is a 75% LTV. The monthly interest only payments will then be $1,294 to Capital Funding Financial. Assuming Dorothy sells the remodeled house for $287,500 at the end of the 12 month term, her total profit (not including renovation expenses) would be $38,525. This is computed by taking the sales price ($287,500) and subtracting the original principle ($172,500), the origination fee ($3,450), the funds she contributed to closing ($57,500), and the total interest expenses ($15,525).
Loan Example 2
Ronnie finds a house in Miami, FL to rehab and sell. Because he does not have enough cash to buy the property outright, he takes a fix and flip loan from Capital Funding Financial with the following parameters:
$260,000 purchase price
55% loan to value (LTV)
6 month term
8% rate of interest
1% origination feeIf Ronnie succeeds in his goal of a $351,000 sales price, the final numbers of the project would be as follows:
$351,000 sales price
- $143,000 principle (55% LTV)
- $117,000 down payment (45% on 55% LTV)
- $1,430 origination points (1% of the $143,000 principle)
- $5,720 total interest paid (6 months x 8% interest)

I worked with Heather, Debbie, and David the other attorney who walked me through the process at which point they collected the information and we closed in less than 2 weeks with no issues at all. Based on my experience they could not have been more professional! 5 Stars! I highly recommend them as they got me out of a jam!

I recently worked with CFF (Debbie) on two cash out refinance loans on rental properties in Charlotte North Carolina. I was very pleased with the closing process! With interest rates rising this year they were able to get us the best rate which I shopped around in comparing with other lenders. I contacted this funding source several weeks ago, initially by chat on their website. In response to a generic email from the company, I emailed and called a loan officer named Debbie several times, with copies to someone named David, and another email address. Debbie kept promising to call me back but never did. She also failed to respond to my several email messages. After almost weeks of trying to reach her, I "caught" her on her phone at one point, but the line mysteriously disconnected. When I called back she did not answer. I followed up with yet another email but have not had a response to date. I'm not sure whether or not this company is real or a scam. I am glad I never sent personal social security or other information to them.

I applied for a refi with these people after pulling credit , they never called back one way or another. I could have applied with any lender and been approved. The after weeks sent out a denial letter stating the home was worth only 210k , insufficient collateral. LOL this only showed their ignorance. The county just sold on Dec.6th a lot identical in size 6 homes away with no building except a 72 single wide trashed by meth people for 96600.00 . I have 2000 sq. ‘ and a 4 car garage. A 1500 sq.’ Home sold last month directly behind my home for 365k. Don’t wast time with these people.
