The following loans are for education purposes only. They do not represent actual loans executed by Brickell Financial.
Loan Example 1
Tony closes on a $320,000 rehab project in Miami, FL, using a fix and flip loan from Brickell Financial. The loan-to-value (LTV) on the note is 55%. This means that Tony will bring 45% of the purchase price to the closing and the principle amount will be $176,000 on the deal. The terms of the deal dictate a 10% note for 6 months. They also stipulate a 4 point origination fee, that will also be paid at closing.
Tony will have to contribute $144,000 at the closing (45% on the 55% loan-to-value), plus he will need to pay the $7,040 origination fee. The lender will collect $1,467 in monthly interest from the Tony. This is calculated by taking the full note value of $176,000, multiplying that by the 10% interest rate, and then dividing that number by 12. At the expiration of the loan, he sells the rehabed house for $432,000. After deducting the $8,800 in interest payments ($1,467 times 6 months), the $7,040 origination fee, the $176,000 principle amount on the loan, and the $144,000 he contributed to the closing, he will earn a total profit of $96,160 ($432,000 price minus $335,840 in costs). This amount would be reduced by any renovation costs paid out of pocket.
Loan Example 2
Lorene takes a loan from Brickell Financial so she can rehab a property to resell in Miami, FL. The deal has the following terms:
$360,000 sales price
55% loan to value (LTV)
6 month term
12% rate of interest
1% origination feeAfter the rehab project is complete, if Lorene sells the house for $540,000, the numbers would be the following:

- $198,000 note principle (55% LTV)

- $1,980 origination points (1% of the $198,000 principle amount)
- $11,880 total interest paid (6 months x 12% interest)
