Loan Example 1
California Home Solutions makes a hard money loan to Brandon for a remodeling project in Los Angeles, CA, on a property that costs $240,000. The loan to value (LTV) on the deal is 50%. This means Brandon will have to bring 50% of the sales price to the closing and the principle will be $120,000 on the note. The terms of the loan dictate a 14% note for 6 months. They also stipulate a 3 point origination fee, that will also need to be paid at closing.
Brandon will have to contribute $120,000 to the closing (50% on the 50% LTV), plus he will need to pay the $3,600 origination fee. The monthly interest only payments will then total $1,400 to the lender. At the expiration of the loan, he sells the rehabed property for $288,000. After deducting the $8,400 in total interest payments ($1,400 multiplied by 6 months), the $3,600 origination fee, the $120,000 principle on the loan, and the $120,000 he contributed to the closing, he will make a gross profit of $36,000 ($288,000 price minus $252,000 in total costs). This profit would be reduced by any rehab costs paid out of pocket.

Margarita takes a fix and flip loan from California Home Solutions so she can renovate a property to re-sell in Los Angeles, CA. The loan has the following terms:
