Loan Example 1
Johnny finds a duplex in Miami, FL to renovate and sell. Since he does not have enough cash on-hand to acquire the $280,000 project outright, he decides to take out a fix-and-flip loan from Carbon Capital. Since the lender sets a 50% loan to value, Johnny will have to put 50% down and the principle amount of the loan will be $140,000. The rate on the loan is 12% for a term of 6 months and the lender requires a five point origination fee at closing. The interest payments are to be paid on a monthly basis and the principle amount will be repaid after the property sells.
Johnny will have to bring $140,000 at the closing (50% on the 50% LTV), plus he will pay the $7,000 origination fee. he must then pay $1,400 per month to the lender. Assuming Johnny sells the remodeled house for $420,000 at the end of the 6 month term, his total profit (not including remodeling costs) would be $124,600. This is computed by taking the sales price ($420,000) and subtracting the original principle ($140,000), the origination cost ($7,000), the cash he brought to closing ($140,000), and the total interest expenses ($8,400).

Carbon Capital makes a private money loan to Marina for a remodeling project in Miami, FL. The loan includes the following:
