Loan Example 1
Luz takes a fix-and-flip loan from City Capital Realty in order to remodel a townhome to resale in Los Angeles, CA. The sales price of the house is $350,000. The loan to value (LTV) on the deal is 75%. This means that Luz will have to bring 25% of the sales price to closing and the principle will be $262,500 on the note. The interest rate on the note is 9% for a length of 18 months and the company requires a five point origination fee at the close. The interest is to be paid monthly and the principle will be repaid after the property sells.
Luz will need to contribute $87,500 to closing (25% on the 75% loan-to-value), plus she will pay the $13,125 origination fee. she will then pay $1,969 monthly to City Capital Realty. Luz's intention is to complete the rehab by the end of the 18 months and sell it for $455,000. If she succeeds she will make a total profit of $56,438 ($455,000 price - $262,500 principle - $87,500 cash at closing - $13,125 origination fee - $35,438 in total interest paid.
Loan Example 2
Lewis takes a fix and flip loan from City Capital Realty so he can remodel a townhome to re-sell in Los Angeles, CA. The loan has the following terms:
a) A $310,000 purchase price, b) a 85% loan to value (LTV), c) a 6 month term, d) a 9% interest rate, and e) a 2% origination fee.
Assuming a $465,000 sales price at the end of the 6 month term, the final numbers for the deal would look like this:
$465,000 sales price
- $263,500 principle on note (85% LTV)
- $46,500 down payment (15% on 85% LTV)
- $5,270 origination fee (2% of the $263,500 principle)
