About Direct Lending Partner
Direct Lending Partners originates short-term real estate loans for the purpose of acquiring and renovating distressed residential real estate in the states of AL, CO, CT, DC, DE, FL, GA, ID, IL, IN, KS, KY, LA, MD, MO, NC, NE, NJ, NY, OH, OK, PA, SC, TX, VA, WA, WI, WV, WY, UT, and other states are determined on a case-by-case basis. Direct Lending Partners is not a broker or middleman. Instead, we fund all deals directly. By offering direct funding, we can utilize an efficient and practical approach to underwriting that allows us to fund deals that banks cannot. In addition, because we perform our own underwriting and funding, Direct Lending Partner can close loans extremely quickly, often in as few as five days.

Loan Examples
The following loans are for education purposes only. They do not represent actual loans executed by Direct Lending Partner.
Loan Example 1
Florence takes a private money loan from Direct Lending Partner in order to renovate a duplex to resale in Boston, MA. The price of the house is $210,000. The lender agrees to write a loan with a 85% loan-to-value (LTV) so they will extend $178,500 on the project. The deal also has these features: 1) a 12 month term, 2) a 14% interest only note, and 3) a four percent origination fee.
The borrower will have to contribute a total of $32,400 upon closing to pay the $31,500 down payment in addition to the $7,140 origination fee. she will then pay $2,083 monthly to Direct Lending Partner. If Florence accomplishes her goal of a $294,000 total sales price when the loan expires, she would make a total profit of $51,870 after repaying the principle on the note and subtracting the cash she contributed at closing, the origination fee, and the total monthly interest payments.
Loan Example 2
Direct Lending Partner makes a fix and flip loan to Peter for a remodeling project in Boston, MA. The deal dictates the following:
$200,000 sales price
70% loan-to-value (LTV)
6 month term
11% interest rate
5% origination feeAfter the renovation project is completed, if Peter sells the project for $240,000, the outcome would be the following:
$240,000 sales price
- $140,000 loan principle (70% LTV)
- $60,000 down payment (30% on 70% LTV)
- $7,000 origination fee (5% of the $140,000 principle amount)
- $7,700 total interest paid (6 months x 11% interest)

I'm giving them a 1 which should be a 0. I applied for the new construction loan i have a 750 credit score and gave all proofs of my funds. I was approved until Nader the loan officer and the underwriter decided to close the deal. They promised 100% financing then they told me i had to pay for phase 1 out of my own pocket. Once i showed them proof of the funds they still denied me! Waste of time!
