Loan Examples
The following loans are for education purposes only. They do not represent actual loans executed by Kiavi.
Loan Example 1
LendingHome Corporation issues a hard money loan to Cecile for a remodeling project in Salt Lake City, UT, on a house that costs $210,000. The loan-to-value (LTV) on the deal is 85%. This means that Cecile will have to bring 15% of the sales price to closing and the principle will be $178,500 on the deal. The note is interest-only, with monthly payments, and is for 18 months at 13% interest with 5 points paid at closing.
In accordance with the parameters of the loan, Cecile will need to pay a $8,925 origination fee in addition to 15% of the sales price, or $31,500, since there is a 85% LTV. After the loan is closed and Cecile takes over the project, she will have to begin making monthly payments of $1,934 to the lender ($178,500 principle x 13% / 12 months). If Cecile sells the project for $294,000 after 18 months, she would make a gross profit of $40,268 after deducting the principle amount of $178,500, the cash contributed at the close of $31,500, the origination fee of $8,925, and the total interest payments of $34,808. This profit doesn't include remodeling costs.
Loan Example 2
Floyd takes out a private money loan from LendingHome Corporation so he can remodel a townhouse to flip in San Bernardino, CA. The loan has the following terms:
a) A $360,000 sales price, b) a 55% loan-to-value (LTV), c) a 6 month term, d) a 8% interest rate, and e) a 1% origination fee.
Floyd intends to sell the house at the end of the term for $540,000. If he succeeds, the deal numbers would be as follows:
$540,000 sales price
- $198,000 note principle (55% LTV)
- $162,000 down payment (45% on 55% LTV)
- $1,980 origination fee (1% of the $198,000 principle amount)
- $7,920 interest payments (6 months x 8% interest)

I have brokered a few deals to Kiavi/Lending Home and have been left feeling very dissatisfied and disappointed in their process and the reps help in getting my deals done or even being proactive in helping with my loans. Had one deal where the appraisal process took one month and I had to call the AMC to get involved and push to get the appraisal done, because the rep at Kiavi never helped. Then on another deal one month past the closing date they decide the property can’t be funded and giving bs excuses as to why they couldn’t do it. I have 3 other lenders lined up to do this deal, but maybe too late now after Kiavi/Lending Home took so long to turn it down. Do yourself a favor and don’t waste your time or your clients time with this joke of a lender. No other point of contact for management or anyone in charge that can help. Your stuck with whatever rep you get and better pray it’s not the one I got. Would have given zero stars or negative rating if it was an option.

Lending Home rep is defiantly telling me she can't see files I've sent that I know she can see. It takes a 2 hr drive for me to meet with my contractor and redo it. She has made us do this twice already and because of her, it looks like my project may have to get paused while we straighten this out. Lending Home and Michael Steele Investments have been pretty disappointing. Would not recommend either to a friend. I have dealt with other lenders that were much easier

Closed 4 properties with them which went OK, but a 5th last month was a disaster. They totally dropped the ball and told me just a few days before closing (45 day standard closing window) that they didn't have the appraisal ready I'd paid for over a month before. The sale fell through, I lost the appraisal money of $595 and option fee with the sellers. No apology, no compensation, nothing. Unbelievably unprofessional. AVOID

This company just keeps getting worse! I lost several loans and even worse, a client, because of the utter overkill of this company and its employees. Also their portal has serious technical challenges and the whole experience was agonizing. Never again!!!!
