Loan Example 1
Kimberly closes on a $180,000 renovation project in Los Angeles, CA, using a hard money loan from Capella Mortgage. The borrower will be required to fund 45% of the sales price in cash to the closing based on a 55% loan to value stipulated by the lending company. This makes the principle amount from Capella Mortgage $99,000. The rate on the loan is 9% for a term of 6 months and the lender requires a five point origination fee at closing. The interest is to be paid on a monthly basis and the principle amount will be paid back after the sale of the property.
The borrower will need to bring a total of $32,400 upon closing to pay the $81,000 down payment plus the $4,950 origination fee. After the deal closes, she will need to pay Capella Mortgage $743 in monthly interest payments, or 9% times $99,000 divided by 12 months in the year. At the expiration of the loan, she sells the renovated house for $252,000. After subtracting the $4,455 in total interest payments ($743 times 6 months), the $4,950 origination fee, the $99,000 principle on the loan, and the $81,000 she brought to the closing, she will make a total profit of $62,595 ($252,000 sales price minus $189,405 in total costs). This profit would then be reduced by any rehab costs paid by the borrow.
Loan Example 2
Capella Mortgage makes a fix and flip loan to Daphne for a rehab project in Los Angeles, CA. The deal dictates the following:
a) A $260,000 sales price, b) a 85% loan to value (LTV), c) a 12 month term, d) a 10% interest rate, and e) a 2% origination fee.
After the rehab project is completed, if Daphne sells the project for $351,000, the final numbers would be the following:
$351,000 sales price
- $221,000 principle (85% LTV)
- $39,000 down payment (15% on 85% LTV)
- $4,420 origination fee (2% of the $221,000 principle amount)
- $22,100 total interest paid (12 months x 10% interest)
