The following loans are for education purposes only. They do not represent actual loans executed by Nationwide Mortgage.
Loan Example 1
Marisa takes a private money loan from Nationwide Mortgage in order to renovate a condo to resale in Los Angeles, CA. The list price of the property is $210,000. The lender agrees to write a loan with a 70% loan to value (LTV) so they will loan $147,000 on the property. The rate on the note is 12% for a term of 12 months and the lender requires a three point origination fee at closing. The interest is to be paid monthly and the principle will be repaid after the property sells.
The borrower will need to bring a total of $32,400 up front to cover the $63,000 down payment plus the $4,410 origination fee. The monthly interest only payments will then total $1,470 to the lender. Marisa's plan is to finish the rehab by the end of the 12 months and re-sell it for $283,500. If she succeeds she will collect a profit of $51,450 ($283,500 sales price - $147,000 principle amount - $63,000 cash paid at closing - $4,410 origination fee - $17,640 in total interest.
Loan Example 2
Clarence takes out a hard money loan from Nationwide Mortgage so he can remodel a property to resell in Los Angeles, CA. The deal has the following terms:
$220,000 purchase price
65% loan-to-value (LTV)
6 month term
9% interest rate
3% origination feeClarence intends to sell the property at the end of the term for $275,000. If he succeeds, the deal numbers would be as follows:
$275,000 sales price
- $143,000 note principle (65% LTV)
- $77,000 down payment (35% on 65% LTV)
- $4,290 origination fee (3% of the $143,000 principle)
- $6,435 interest payments (6 months x 9% interest)
