Loan Example 1
Claire owns a business in Memphis, TN and needs to buy a new commercial building to run her operations. Because she can't secure a conventional mortgage loan from a bank, she looks to Private Capital Investors for a commercial hard money loan. The cost of the property is $180,000 and the lender agrees to contribute 55% of the price (the loan-to-value / "LTV"), or $99,000. The other $81,000 will need to be paid by the borrower when the deal is executed. The terms of the loan include a 12 month length, a 14% interest rate, and a 3 origination fee paid by the borrower at closing. Claire can eliminate the loan at any time by paying off the $99,000 of principle, but she will need to pay $1,155 per month interest payments ($99,000 principle amount x 14% interest / 12 months) in the interim, or until the loan expires. Since there is not a pre-payment penalty, the only other cost she would have is the $2,970 origination cost which she will contribute at the closing.
