Loan Example 1
Francine is a real estate investor in Grand Island, NE. She finds an older property for sale and wants to renovate it and flip it for a profit. The property costs $250,000 but she doesn't have the full amount so she obtains a hard money bridge loan with River City Finance Corporation. The lender agrees to write a note with a 70% loan-to-value (LTV) so they will loan $175,000 on the project. The terms of the loan dictate a 11% note for 12 months. They also require a 3 point origination fee, which will also be paid at closing.
On top of the $5,250 origination fee, Francine will also need to fund $75,000 of the purchase with her own cash, or 30% of the sales price. After the loan closes, she will pay the lender $1,604 in monthly interest fees, or 11% multiplied times $175,000 divided by 12 months in the year. At the expiration of the note, she sells the rehabed property for $325,000. After deducting the $19,250 in total interest payments ($1,604 multiplied times 12 months), the $5,250 origination fee, the $175,000 principle on the note, and the $75,000 she contributed to closing, she will make a total profit of $50,500 ($325,000 sales price minus $274,500 in total costs). This profit would be reduced by any rehab costs paid out of pocket.
Loan Example 2
Ricky finds a property in North Platte, NE to remodel and re-sell. Since he does not have enough cash to buy the property outright, he takes a bridge loan from Green Fern Investment Company with the following parameters:
a) A $160,000 purchase price, b) a 50% loan to value (LTV), c) a 6 month term, d) a 11% interest rate, and e) a 3% origination fee.
Ricky intends to sell the project at the end of the term for $216,000. If he succeeds, the deal numbers would be as follows:
$216,000 sales price
- $80,000 principle on note (50% LTV)
- $80,000 down payment (50% on 50% LTV)
- $2,400 origination fee (3% of the $80,000 principle)
- $4,400 total interest paid (6 months x 11% interest)
