So he can raise much-needed funds to operate his business, he cashes out part of the equity he has in his property via a private money cash-out refinance loan from South Side Investments. In exchange for a first position equity stake on the building, the lender will loan Travis 45% of its $3,000,000 estimated value. The lender will start receiving interest only payments for a 1 year period. Additionally, they will deduct 4 points when the deal closes and will then have the principle returned in one balloon payment when the note matures. By the specifications of the loan, South Side Investments will give Travis a sum of $1,296,000 on his building ($3,000,000 market value x 45% loan-to-value - $54,000 in origination charges). Travis will then pay $12,375 per month in interest until the note expires and will finally pay back the $1,350,000 face amount on the note.
Loan Example 2
Clarence is a business owner in Indianapolis, IN who owns a retail space he uses for his operations. He comes to a deal with his business partner to purchase their piece of the enterprise but he does not have the cash on hand to do so. To make the deal move forward, he takes money out of the equity in the property via a hard money cash-out refinance loan from ABC Finance. After determining the property to be valued at approximately $2,000,000, the lender agrees to a 45% loan to value (LTV) for the deal. They also specify a 11% rate of interest, a 1 year note length, and will collect an origination fee of 1 percent at closing. Interest-only payments should be made monthly with the loan principle to be paid back when the note expires. The loan principle is $900,000 but ABC Finance will pay Clarence $891,000 after subtracting the origination points of $9,000. Additionally, they will collect $8,250 in monthly interest until they are repaid when the note expires.
