The monthly interest only payments will then total $1,517 to the lender. At the end of the note, she sells the rehabed house for $336,000. After subtracting the $9,100 in interest payments ($1,517 times 6 months), the $7,000 origination fee, the $140,000 principle on the note, and the $140,000 she brought to closing, she will make a total profit of $39,900 ($336,000 price minus $296,100 in total costs). This amount would then be reduced by any building costs paid by the borrow.

Keisha is a real estate investor in Peabody, MA. She purchases a run-down property for a renovation project and takes out a fix and flip loan from Blue Door Funding with the following paramters:
a) A $170,000 purchase price, b) a 60% loan to value (LTV), c) a 18 month term, d) a 10% interest rate, and e) a 2% origination fee.
If Keisha achieves her goal of a $246,500 sales price, the final numbers of the deal would be as follows:
$246,500 sales price
- $102,000 principle on note (60% LTV)
- $68,000 cash paid at closing (40% on 60% LTV)
- $2,040 origination points (2% of the $102,000 principle amount)
- $15,300 total interest paid (18 months x 10% interest)
