Agoura Hills Financial issues a hard money loan to Travis for a rehab project in Los Angeles, CA, on a property that costs $350,000. Since the lender sets a 85% loan-to-value, Travis will have to put 15% down and the total amount of the loan will be $297,500. The parameters of the loan also stipulate a one point origination fee which is to be paid at the closing and a 6 month, interest-only note with a 11% rate of interest.
