Loan Example 1
Mercedes takes a fix and flip loan from Aztec Financial in order to remodel a house to resale in Los Angeles, CA. The sales price of the property is $180,000. As the lender agrees to a 60% loan-to-value, Mercedes will be required to put 40% down and the total amount of the note will be $108,000. The terms of the loan also stipulate a two percent origination fee that is to be paid at closing and a 18 month, interest-only note with a 13% interest rate.
The borrower must fund a total of $32,400 upon closing to pay the $72,000 down payment plus the $2,160 origination fee. Aztec Financial will collect $1,170 in monthly interest from the Mercedes. This is computed by taking the full note amount of $108,000, multiplying by the 13% interest rate, and then dividing that number by 12. If Mercedes accomplishes her goal of a $243,000 total sales price when the loan term expires, she would make a gross profit of $39,780 after re-paying the principle and deducting the cash she paid at closing, the origination points, and the total monthly interest payments.
Loan Example 2
Leona finds a townhouse in Los Angeles, CA to remodel and re-sell. Because she does not have enough cash to buy the property outright, she takes a fix and flip loan from Aztec Financial with the following parameters:
a) A $150,000 sales price, b) a 80% loan-to-value (LTV), c) a 6 month term, d) a 8% interest rate, and e) a 2% origination fee.
Leona plans to list the house when the note expires for $210,000. If she achieves this goal, the deal numbers will be the following:
$210,000 sales price
- $120,000 principle (80% LTV)
- $30,000 down payment (20% on 80% LTV)
- $2,400 origination points (2% of the $120,000 principle)
- $4,800 interest payments (6 months x 8% interest)
