Loan Example 1
Kirk finds a house in Los Angeles, CA to remodel and resell. Since he does not have enough cash available to buy the $340,000 house outright, he decides to take out a fix-and-flip loan from California Hard Money Direct. The borrower will have to fund 35% of the purchase price in cash to closing based on a 65% loan-to-value set by the lender. This makes the principle note from California Hard Money Direct $221,000. The parameters of the deal also stipulate a two point origination fee which is to be paid at closing and a 6 month, interest-only note with a 10% interest rate.
The borrower will need to contribute a total of $32,400 up front to pay the $119,000 down payment in addition to the $4,420 origination fee. The monthly interest only payments will then total $1,842 to California Hard Money Direct. If Kirk sells the house for $476,000 after 6 months, he would make a total profit of $120,530 after subtracting the principle of $221,000, the money paid at the close of $119,000, the origination points of $4,420, and the aggregate interest payments of $11,050. This profit does not include remodeling costs.
Loan Example 2
Dale takes out a hard money loan from California Hard Money Direct in order to rehab a townhome to flip in Los Angeles, CA. The loan has the following terms:

1% origination feeDale plans to list the property at the end of the term for $391,500. If she succeeds, the outcome will be the following:
$391,500 sales price
- $202,500 loan principle (75% LTV)
- $67,500 cash paid at closing (25% on 75% LTV)
- $2,025 origination points (1% of the $202,500 principle)
- $13,163 total interest paid (6 months x 13% interest)
