Loan Example 1
Tonia closes on a $340,000 rehab project in Philadelphia, PA, using a fix-and-flip loan from Dynamic Equity Partners. As the lender agrees to a 60% loan-to-value, Tonia will need to put 40% down so the amount of the loan will be $204,000. The deal also consists of these features: 1) a 12 month term, 2) a 11% interest-only note, and 3) a one point origination fee.
On top of the $2,040 origination fee, Tonia will also have to fund $136,000 of the purchase with her own money, or 40% of the purchase price. The monthly interest-only payments will then be $1,870 to the lender. If Tonia sells the property for $408,000 after 12 months, she would realize a gross profit of $43,520 after deducting the principle amount of $204,000, the cash paid at closing of $136,000, the origination points of $2,040, and the aggregate interest payments of $22,440. This amount doesn't include rehab costs.
Loan Example 2
Adriana finds a property in Philadelphia, PA to remodel and re-sell. Since she does not have enough cash to buy the property outright, she takes a fix and flip loan from Dynamic Equity Partners with the following parameters:
a) A $260,000 purchase price, b) a 70% loan to value (LTV), c) a 18 month term, d) a 9% interest rate, and e) a 1% origination fee.
After the renovation project is completed, if Adriana sells the property for $312,000, the final numbers would be the following:
$312,000 sales price
- $182,000 principle (70% LTV)
- $78,000 cash paid at closing (30% on 70% LTV)
- $1,820 origination fee (1% of the $182,000 principle amount)
- $24,570 total interest paid (18 months x 9% interest)

Where do I even start?!! This "company" wasted almost a month of my time and costed me close to $2k in fees and never closed anything!! From the start they thought I was another person. They gave their appraisal company the wrong email address for me. After waiting patiently for about a week, I figured out that they had a wrong email. Then after sending all docs in 4 different times, Dalton kept persisting that nothing was sent in!!! This guy is SUPER anal about emails being sent in 1 file. It's really crazy actually. He wouldn't even open up multiple attachments. I never in 25 yrs seen a "professional" loan officer act in this demeanor! Dalton had issues with EVERYONE including the title company, myself, my wife, etc...!! Dalton had the most ignorant attitude I have ever experienced from a loan officer. How could you think getting rehab draws from these people would go?? They had me confused with several other people several times! You would NEVER be able to trust them holding $200k of your $$$!! Ontop of him going on ski trips repetitively and being unreachable for days, the company who does their appraisals isn't even a national recognized company. My $600 appraisal is completely worthless!! Real loan companies won't and don't even acknowledge it. I should of just flushed it down my toilet honestly would of been atleast something to look at! Lol! Do not waste your time with these bozos!! They only been in business a few years and believe me it shows! Stay far away unless you enjoy getting belittled by a loan officer....

These people are COMPLETE idiots! They NEVER had their act together since day one! The first time I spoke to them the guy thought I was my wife and argued with me about several judgments on my credit report that weren't even mine! Then after I finally get things worked out with that moron he refers me over to Dalton. Don't even get me started with how incompetent Dalton is. My wife sent over docs six different times!! Yes six different times just for this prick to continue to play games and act like he never received anything? He then calls me and starts yelling at me telling me "I need everything sent over in one email!" like really? I've been doing hard money loans for over 20yrs! I started doing HM back in the George Bush days of stated stated programs! Finally, I get everything to this anal prick just the way that he wants it and I'm suppose to close on 01/30/20 and he NEVER pulled my credit! He tells me literally 16hrs before closing "you have a 508 credit score. So we're only going to be able to give you $41,500 at closing and we'll hold the remaining $226,000 until after the project is 100% complete" I'm like WTF? Are you serious? You're going to short me $226,000 now less than a day before closing because you never pulled my credit until now?! Unbelievable!! I got so heated that I told the incompetent idiot that there's NO WAY I'm doing the loan like that! He then insults me telling me "this is a hard money loan not some Macy's credit card" I'm like "listen guy I've done over (50) hard money deals already!" Then he calls me and tells me he forwarded all of my texts to the CEO of the company and they're now canceling my deal!" I spent over 3wks sending and resending docs! I'm now out $600 for an appraisal and these guys ended up being a complete waste of my time! I would highly suggest to STAY FAR AWAY!!!!!
