Loan Example 1
Armando closes on a $270,000 renovation project in Los Angeles, CA, using a hard money loan from FK Capital Fund. The loan-to-value (LTV) on the loan is 55%. This means that Armando will have to bring 45% of the purchase price to closing and the principle amount will be $148,500 on the loan. The note is interest only, paid monthly, and is for 18 months at 13% interest with 5 points paid at the closing.
The borrower will need to bring a total of $32,400 upon closing to cover the $121,500 down payment in addition to the $7,425 origination fee. he must then pay $1,609 per month to the lender. Armando's plan is to complete the remodel within the 18 months and re-sell it for $405,000. If he succeeds he will collect a total profit of $98,618 ($405,000 sales price - $148,500 principle amount - $121,500 cash paid at closing - $7,425 origination fee - $28,958 in total interest payments.
Loan Example 2
FK Capital Fund makes a fix and flip loan to Phillip for a rehab project in Los Angeles, CA. The loan includes the following:
a) A $280,000 sales price, b) a 75% loan to value (LTV), c) a 12 month term, d) a 9% interest rate, and e) a 3% origination fee.
Phillip intends to list the property at the end of the term for $392,000. If he accomplishes his goal, the deal numbers will be the following:
$392,000 sales price
- $210,000 loan principle (75% LTV)
- $70,000 cash paid at closing (25% on 75% LTV)
- $6,300 origination fee (3% of the $210,000 principle amount)
- $18,900 total interest paid (12 months x 9% interest)

I don’t know where to begin. Our project is Fourplex in city of Los Angeles. For three weeks,our mortgage broker and us were contacting multiple lenders in and out of state, but the termsand rates being offered to us were nothing close to what we expected. In midst of all this a friend of mine advised us to call FK Capital. The terms, points, and rate they offered were themost competitive compare to their peers. At first we doubt they might change the terms/rate down the road, but everything they promised stayed EXACTLY the same throughout the close.The first time we called FK Capital I talked to Nick Lekas. As opposed to a lot of lenders who ask you 100 questions and want to see 50 comps, they precisely knew all the ins and outs of our project.By the time my partner and I found FK Capital we were running against time. I explained the situation to Nick, and he promised us 15-20 days close. Despite some delays and hiccups from the escrow and title companies, he was able to fund the loan in 19 days.If it is your first project give them a call, I guarantee, you won’t be able to find better LTV, points and rates anywhere else. If you are already working with other lenders, give them a chance too. They have a stellar reputation in the industry.

Most people out there want me to put a lot of money down which limits my ability to take advantage of the opportunities out there. I got a loan for 123% of the purchase price which was amazing.
