Loan Example 1
Genesis Capital makes a hard money loan to Socorro for a rehab project in Houston, TX, on a house that costs $250,000. The terms of the note include a 60% loan to value (LTV), so she must bring 40% of the price as cash at closing, which makes the principle loan amount $150,000. The parameters of the loan dictate a 11% note for 6 months. They also require a 2 point origination fee, which will also be paid when the property closes.
Therefore, Socorro will be required to make a $100,000 down payment in addition to paying a $3,000 origination fee. Once the deal is closed and Socorro takes the project, she will begin making payments each month of $1,375 to Genesis Capital ($150,000 principle x 11% / 12 months). If Socorro achieves her goal of a $362,500 total sales price when the loan term expires, she would collect a gross profit of $101,250 after re-paying the principle amount and deducting the cash she contributed at closing, the origination points, and the total interest payments.
