Happy Investments Inc makes a fix and flip loan to Felix for a remodeling project in Los Angeles, CA, on a property that costs $250,000. The lender agrees to write a note with a 65% loan-to-value (LTV) so they will loan $162,500 on the house. The terms of the loan also stipulate a three percent origination fee that is to be paid at closing and a 6 month, interest-only note with a 11% interest rate.
Felix will have to contribute $87,500 to the closing (35% on the 65% loan-to-value), plus he will need to pay the $4,875 origination fee.
