Loan Example 1

Investors Choice Funding makes a fix and flip loan to Kathryn for a renovation project in Kansas City, MO, on a property that is listed for $340,000. The lender agrees to write a note with a 85% loan to value (LTV) so they are willing to extend $289,000 on the house. The loan is interest only, paid monthly, and is for 18 months at 11% interest with 3 origination points to be paid at the closing.

Accordingly, Kathryn will have to contribute a $51,000 down payment plus pay a $8,670 origination fee. The monthly interest only payments will then total $2,649 to Investors Choice Funding. If she sells the remodeled house for $476,000 at the end of the 18 month term, her total profit (not including remodeling costs) would be $79,645. This is computed by taking the purchase price ($476,000) and subtracting the original principle ($289,000), the origination cost ($8,670), the money she contributed to closing ($51,000), and the total interest expenses ($47,685).

Loan Example 2

Micheal finds a townhouse in Kansas City, MO to rehab and resell. Since he does not have enough cash to buy the property outright, he takes a fix and flip loan from Investors Choice Funding with the following parameters:

a) A $180,000 purchase price, b) a 50% loan to value (LTV), c) a 6 month term, d) a 11% interest rate, and e) a 2% origination fee.

If Micheal accomplishes his goal of a $234,000 sales price, the numbers of the deal will be as follows:

$234,000 sales price
- $90,000 principle on note (50% LTV)
- $90,000 cash paid at closing (50% on 50% LTV)
- $1,800 origination points (2% of the $90,000 principle)
- $4,950 total interest paid (6 months x 11% interest)
