Loan Example 1
Karpe Real Estate Center makes a fix and flip loan to Carrie for a remodeling project in Los Angeles, CA, on a house that is listed for $210,000. As the lender agrees to a 65% loan to value, Carrie will be required to put 35% down so the amount of the note will be $136,500. The note is interest only, paid monthly, and is for 18 months at 10% interest with 3 origination points paid when the deal closes.
In addition to paying the $4,095 origination fee, Carrie will also have to fund $73,500 of the purchase with her own cash, or 35% of the purchase price. she will then pay $1,138 monthly to Karpe Real Estate Center. Carrie's intention is to finish the renovation within the 18 months and resell it for $304,500. If she succeeds she will earn a gross profit of $69,930 ($304,500 price - $136,500 principle amount - $73,500 funds brough to closing - $4,095 origination points - $20,475 in total interest paid.
