Loan Example 1
LM2 Investment Group issues a fix and flip loan to Lisa for a remodeling project in Phoenix, AZ, on a property that costs $320,000. The terms of the loan include a 70% loan-to-value (LTV), so she must contribute 30% of the price as cash at closing, which makes the principle note amount $224,000. The note is interest only, with monthly payments, and is for 6 months at 12% interest with 3 origination points paid when the deal closes.
By the terms of the loan, Lisa will have to pay a $6,720 origination fee plus 30% of the sales price, or $96,000, based on the 70% LTV. The lender will collect $2,240 in monthly interest from the borrower. This is computed by taking the total note value of $224,000, multiplying by the 12% interest rate, and then dividing that amount by 12. If Lisa meets her goal of a $464,000 total sales price when the loan term expires, she would collect a gross profit of $123,840 after repaying the principle amount and subtracting the money she paid at closing, the origination fee, and the monthly interest payments.
Loan Example 2
Elsa is a an investor in Phoenix, AZ. She purchases an older property for a remodeling project and takes out a hard money loan from LM2 Investment Group with the following terms:
a) A $210,000 purchase price, b) a 50% loan to value (LTV), c) a 12 month term, d) a 11% interest rate, and e) a 1% origination fee.
Based on a $315,000 sales price after the 12 month term, the final numbers for this project would look like the following:

- $105,000 down payment (50% on 50% LTV)
- $1,050 origination points (1% of the $105,000 principle amount)
- $11,550 total interest paid (12 months x 11% interest)
