The following loans are for education purposes only. They do not represent actual loans executed by Macoy Capital.
Loan Example 1
Ann finds a townhome in Los Angeles, CA to rehab and re-sell. Since she doesn't have enough cash to buy the $150,000 project outright, she takes out a hard money loan from Macoy Capital. The terms of the loan include a 65% loan-to-value (LTV), so she must bring 35% of the price as cash to closing, which makes the principle loan amount $97,500. The rate on the note is 10% for a term of 6 months and the company requires a one point origination fee at the closing. The interest is to be paid on a monthly basis and the principle amount will be repaid after the sale of the property.
In addition to paying the $975 origination fee, Ann will also fund $52,500 of the purchase with her own money, or 35% of the sales price. she must then pay $813 per month to Macoy Capital. If Ann meets her goal of a $202,500 sales price at the end of the loan term, she would make a total profit of $46,650 after repaying the principle on the note and deducting the cash she paid at closing, the origination points, and the monthly interest payments.
Loan Example 2
Macoy Capital issues a hard money loan to Roy for a rehab project in Los Angeles, CA. The deal dictates the following:
a) A $380,000 purchase price, b) a 55% loan to value (LTV), c) a 12 month term, d) a 12% interest rate, and e) a 3% origination fee.
Roy plans to sell the house when the note expires for $570,000. If he succeeds, the final numbers will be the following:
$570,000 sales price
- $209,000 loan principle (55% LTV)
- $171,000 down payment (45% on 55% LTV)
- $6,270 origination fee (3% of the $209,000 principle amount)
- $25,080 total interest paid (12 months x 12% interest)
