Loan Example 1
Marquee Funding Group issues a hard money loan to Fred for a remodeling project in Los Angeles, CA, on a house that is listed for $310,000. Because the lender agrees to a 55% loan to value, Fred will need to put 45% down and the amount of the loan will be $170,500. The deal also consists of the following features: 1) a 18 month length, 2) a 13% interest only note, and 3) a three point origination charge.
The borrower will need to fund a total of $32,400 upon closing to pay the $139,500 down payment in addition to the $5,115 origination fee. he must then pay $1,847 monthly to the lender. At the end of the note, he sells the rehabed house for $403,000. After subtracting the $33,248 in interest payments ($1,847 times 18 months), the $5,115 origination fee, the $170,500 principle amount on the note, and the $139,500 he brought to closing, he will make a gross profit of $54,638 ($403,000 sales price minus $348,363 in costs). This amount would then be reduced by any building costs paid by the borrow.
Loan Example 2
Juana is a real estate investor in Los Angeles, CA. She buys a run-down house for a remodeling project and takes a fix and flip loan from Marquee Funding Group with the following features:
a) A $150,000 purchase price, b) a 85% loan to value (LTV), c) a 18 month term, d) a 13% interest rate, and e) a 1% origination fee.
Juana intends to sell the house when the note expires for $217,500. If she accomplishes her goal, the final numbers will be as follows:
$217,500 sales price
- $127,500 note principle (85% LTV)
- $22,500 down payment (15% on 85% LTV)
- $1,275 origination points (1% of the $127,500 principle)
- $24,863 interest payments (18 months x 13% interest)
