Frederick takes a hard money loan from Rain City Capital of Oregon in order to rehab a house to flip in Portland, OR. The price of the property is $200,000. The lender agrees to issue a loan with a 55% loan to value (LTV) so they are willing to loan $110,000 on the property. The terms of the loan also stipulate a five percent origination fee that is to be paid at closing and a 18 month, interest only note with a 13% interest rate.

Frederick will need to contribute $90,000 to the closing (45% on the 55% loan-to-value), plus he will have to pay the $5,500 origination fee. The monthly interest-only payments will then be $1,192 to the lender. At the end of the loan, he sells the rehabed property for $280,000. After deducting the $21,450 in interest expenses ($1,192 multiplied by 18 months), the $5,500 origination fee, the $110,000 principle on the loan, and the $90,000 he contributed to closing, he will make a total profit of $53,050 ($280,000 price minus $226,950 in costs). This profit would then be reduced by any rehab costs paid out of pocket.

Justin takes out a hard money loan from Rain City Capital of Oregon so he can remodel a townhouse to re-sell in Portland, OR. The deal has the following terms:

50% loan to value (LTV)
6 month term
9% rate of interest
3% origination fee

After the renovation project is finished, if Justin sells the property for $247,000, the outcome would be as follows:
