The following loans are for education purposes only. They do not represent actual loans executed by HouseMax Funding.
Loan Example 1
Mike finds a property in Houston, TX to remodel and sell. Since he does not have enough cash available to purchase the $180,000 property outright, he takes out a hard money loan from House Max Funding. The terms of the note include a 70% loan-to-value (LTV), so he must bring 30% of the price as cash at closing, making the principle note amount $126,000. The note is interest-only, with monthly payments, and is for 6 months at 11% interest with 4 origination points to be paid at closing.
Mike will need to bring $54,000 at closing (30% on the 70% loan-to-value), plus he will have to pay the $5,040 origination fee. he will then pay $1,155 monthly to the lender. Mike's intention is to complete the renovation by the end of the 6 months and sell it for $270,000. If he succeeds he will earn a gross profit of $78,030 ($270,000 sales price - $126,000 principle amount - $54,000 down payment - $5,040 origination fee - $6,930 in total interest paid.
Loan Example 2
House Max Funding issues a hard money loan to Rafael for a remodeling project in Houston, TX. The deal includes the following:
a) A $330,000 purchase price, b) a 75% loan-to-value (LTV), c) a 6 month term, d) a 9% interest rate, and e) a 4% origination fee.
If Rafael succeeds in his goal of a $462,000 sales price, the numbers of the deal would be the following:
$462,000 sales price
- $247,500 principle on note (75% LTV)
- $82,500 cash paid at closing (25% on 75% LTV)
- $9,900 origination points (4% of the $247,500 principle)
- $11,138 interest payments (6 months x 9% interest)

Do not go through this shady company. pretty sure they are scamming customers. They are liars and harder to get ahold of than the president of the United States. Absolutely impossible. Scammers and frauds.

If you're looking for a company that strings you along and then ghosts you and title company 2 days before closing...after the third push for closing. This is your go to company. You'll waste your time for nothing. Then when you finally get them to return a message, they say, we're just not sure with your credit score. Seriously?! you're loaning 60% of current value at hard money rates and 3 points for 6 months. FU
