Georgia Refinance / Cash Out Loans

She decides she needs cash for her company's operations but she is refused by her bank for a cash-out refi loan, so she goes to Blue Square Funding Corporation for a private money refinance. In exchange for a first position equity stake on the real estate, the lender agrees to fund Althea 70% of its $700,000 estimated value. The lender will start to receive interest only payments for a 2 year term. They will also subtract 1 points when the transaction closes and will then have the principle paid back in a single balloon sum when the note matures. The principle amount is $490,000 but Blue Square Funding Corporation will contribute Althea $485,100 after charging the origination fee of $4,900. They will also collect $3,267 in monthly interest payments until they are repaid when the note expires.
Loan Example 2
Charles owns a an industrial building he uses for his business's operations in Hephzibah, GA. He determines he needs funding for his business's operation but he's turned down by his credit union for a cash-out refi loan, so he turns to Suburban Investment Corporation for a hard money refi. The lender agrees to loan 60% of the estimated market value of the property (LTV) in exchange for a first lien position and they conclude the building to be worth approximately $1,500,000. The lender will subtract 4 origination points at the close and will then receive interest only payments at 14% for 5 years. The principle will be repaid in one balloon payment when the loan matures. The principle will be $900,000 but Suburban Investment Corporation will contribute Charles $864,000 after deducting the origination fees of $36,000. They will also receive $10,500 in monthly interest until they are re-paid when the loan matures.
