Loan Example 1
Mathew is an entrepreneur in Stockton, CA. He decides to buy a new warehouse for his business but he isn't able to obtain a conventional mortgage loan from his bank because of his low credit rating. He turns to 11 Capital Finance for a commercial hard money loan so he can fund the acquisition. The lender contracts to a 65% loan-to-value (LTV) on the sale and the building costs $220,000, so they will loan $143,000 and Mathew will be responsible for the additional $77,000. Additionally, the lender requires a 3 percent origination fee in combination with the 13%, 18 month term on the note. They agree to not enforce a pre-payment penalty in case Mathew pays off the note before it expires. According to the terms of this deal, Mathew will need to pay an origination fee of $4,290 when the deal closes. He will also begin making payments of $1,549 monthly for the duration of the note and will re-pay the principle amount at the expiration of the 18 month term. Should he decide to repay the note before, he can do so without any additional cost since there is not a pre-payment penalty associated with the deal.

Josephine is a an investor in Atlanta, GA. She purchases an older house for a remodeling project and takes out a hard money bridge loan from 11 Capital Finance with the following paramters:
a) A $340,000 purchase price, b) a 60% loan to value (LTV), c) a 6 month term, d) a 9% interest rate, and e) a 5% origination fee.
Josephine intends to sell the property at the end of the term for $459,000. If she achieves this goal, the outcome would be the following:
$459,000 sales price
- $204,000 loan principle (60% LTV)
- $136,000 cash paid at closing (40% on 60% LTV)
- $10,200 origination fee (5% of the $204,000 principle)
- $9,180 total interest paid (6 months x 9% interest)
