When purchasing or refinancing, you can receive up to 65-70% of the value of a home or commercial property, and in the case of a property needing renovations/rehab, we can lend 65-70% of the future value, also called the 'after repaired value' (ARV). This means will provide SUPER LEVERAGE and will fund up to 100% of the whole deal (purchase or refi/and rehab costs)! . Loan Example 1

Julio finds a property in Houston, TX to rehab and re-sell. Since he doesn't have enough cash on-hand to buy the $260,000 project outright, he decides to take out a fix and flip loan from Capital For Real Estate. The lender agrees to make a loan with a 75% loan-to-value (LTV) so they will loan $195,000 on the house. The note is interest only, paid monthly, and is for 18 months at 11% interest with 3 origination points paid at the closing.

On top of the $5,850 origination fee, Julio will also fund $65,000 of the purchase with his own money, or 25% of the sales price. The monthly interest only payments will then be $1,788 to the lender. Assuming Julio sells the renovated house for $377,000 at the end of the 18 month term, his total profit (not accounting for rehab costs) would be $78,975. This is calculated by taking the sales price ($377,000) and subtracting the original principle ($195,000), the origination cost ($5,850), the funds he contributed to closing ($65,000), and the total interest expenses ($32,175).

Loan Example 2

Justin finds a townhouse in Houston, TX to remodel and resell. Because he does not have enough cash to buy the property outright, he takes a fix and flip loan from Capital For Real Estate with the following parameters:

a) A $260,000 sales price, b) a 75% loan-to-value (LTV), c) a 12 month term, d) a 8% interest rate, and e) a 4% origination fee.

Based on a $338,000 sales price after the 12 month term, the outcome for this project would look like this:

$338,000 sales price
- $195,000 loan principle (75% LTV)
- $65,000 down payment (25% on 75% LTV)
- $7,800 origination points (4% of the $195,000 principle)
- $15,600 total interest paid (12 months x 8% interest)
