Loan Example 1
Ann closes on a $230,000 rehab project in Houston, TX, using a fix and flip loan from Noble Mortgage & Investments. Because the lender sets a 70% loan to value, Ann will have to put 30% down so the principle amount of the loan will be $161,000. The terms of the note also stipulate a one percent origination fee that is to be paid at the closing and a 18 month, interest only note with a 9% rate of interest.
The borrower will need to fund a total of $32,400 up front to cover the $69,000 down payment in addition to the $1,610 origination fee. After the deal is executed and Ann takes over the property, she will begin making payments each month of $1,208 to the lender ($161,000 principle x 9% / 12 months). If Ann sells the remodeled house for $333,500 at the end of the 18 month term, her gross profit (not accounting for renovation expenses) would be $80,155. This is computed by taking the sales price ($333,500) and subtracting the original principle ($161,000), the origination fee ($1,610), the cash she contributed to closing ($69,000), and the total interest expenses ($21,735).
Loan Example 2
Noble Mortgage & Investments makes a private money loan to Henrietta for a remodeling project in Houston, TX. The deal dictates the following:
$210,000 purchase price
80% loan to value (LTV)

10% interest rate
2% origination feeAfter the renovation project is finished, if Henrietta sells the property for $273,000, the final numbers would be the following:
