The following loans are for education purposes only. They do not represent actual loans executed by Zeus Mortgage Bank.
Loan Example 1
Sergio finds a house in Dallas, TX to rehab and resell. Since he doesn't have enough cash available to acquire the $160,000 project outright, he decides to take out a hard money loan from Zeus Mortgage Bank. The borrower will be required to contribute 35% of the sales price in cash to closing based on a 65% loan-to-value stipulated by the lender. This makes the principle note from Zeus Mortgage Bank $104,000. The parameters of the loan also include a three point origination fee which will be paid at closing and a 12 month, interest-only note with a 12% interest rate.
Accordingly, the borrower will be required to make a $56,000 down payment plus pay a $3,120 origination fee. After the loan is closed and Sergio takes over the project, he will begin making monthly payments of $1,040 to the lender ($104,000 principle x 12% / 12 months). At the end of the loan, he sells the rehabed property for $208,000. After subtracting the $12,480 in interest payments ($1,040 multiplied by 12 months), the $3,120 origination fee, the $104,000 principle on the loan, and the $56,000 he brought to closing, he will make a total profit of $32,400 ($208,000 price minus $175,600 in costs). This amount would be reduced by any renovation costs paid out of pocket.
Loan Example 2
Mable finds a house in Dallas, TX to rehab and resell. Since she does not have enough cash to buy the property outright, she takes a fix and flip loan from Zeus Mortgage Bank with the following parameters:
$170,000 purchase price
50% loan-to-value (LTV)
12 month term
9% interest rate
3% origination feeIf Mable succeeds in her goal of a $238,000 sales price, the outcome of the deal will be the following:
$238,000 sales price
- $85,000 note principle (50% LTV)
- $85,000 down payment (50% on 50% LTV)
- $2,550 origination fee (3% of the $85,000 principle)
- $7,650 interest payments (12 months x 9% interest)

Please avoid this bank for any rehab loans or construction loan. Not only do they have junky fees. They take 3 weeks to pay, which delays the job and you have to pay interest while waiting for them to pay you for work already done and approved. Please avoid.

BEWARE! BEWARE!! BEWARE!!! Unbelievable dishonesty and fraud. I gave them a chance to finance a triplex that they assured me 100% would be financeable. The loan officer ran my credit, took my financials and even sent me an email saying it was 100% financeable. He then charged $575 for an appraisal and told me it would take a week to get back. A week came and went and the loan officer called and said the appraisal had been delayed another two weeks and they had to up the price on the appraisal to $750. Two weeks came and went and no appraisal and again the loan officer called and said the appraisal had been delayed. Another 5 days of waiting and still no appraisal. When I asked for a refund because I still had not received an appraisal the loan officer told me a refund was not possible. I don't think they ever ordered the appraisal and they took my money to steal from me. Very fraudulent company.
