Loan Example 1
Amelia finds a townhouse in Houston, TX to rehab and resell. Since she doesn't have enough cash on-hand to purchase the $240,000 project outright, she decides to take out a hard money loan from Catalyst Funding. The lender agrees to issue a note with a 70% loan to value (LTV) so they will loan $168,000 on the house. The note is interest-only, with monthly payments, and is for 6 months at 11% interest with 4 origination points to be paid when the deal closes.
Amelia will have to contribute $72,000 to the closing (30% on the 70% LTV), plus she will pay the $6,720 origination fee. Once the deal is executed and Amelia takes the property, she will have to begin making monthly payments of $1,540 to Catalyst Funding ($168,000 principle x 11% / 12 months). If Amelia meets her goal of a $324,000 total sales price when the loan expires, she would pocket a total profit of $68,040 after re-paying the principle and deducting the cash she contributed at closing, the origination points, and the total interest payments.
Loan Example 2
Catalyst Funding makes a fix and flip loan to Tracy for a rehab project in Houston, TX. The loan dictates the following:
a) A $380,000 sales price, b) a 85% loan to value (LTV), c) a 18 month term, d) a 8% interest rate, and e) a 1% origination fee.
Tracy intends to sell the project at the end of the term for $494,000. If she succeeds, the final numbers will be the following:
$494,000 sales price
- $323,000 principle (85% LTV)
- $57,000 down payment (15% on 85% LTV)
- $3,230 origination points (1% of the $323,000 principle)
- $38,760 interest payments (18 months x 8% interest)

Consider this review a CLEAR cautionary message for any investor contemplating Catalyst Funding as a hard money resource!!!!!!It appears that Catalyst Funding may be experiencing financial difficulties, as they seem unable to fulfill their financial obligations based on a previous review. This situation compounds the already problematic breach of our agreement terms.I too am deeply dismayed by Catalyst Funding's recent breach of our agreement terms. When my husband and I entered into a contractual agreement, we expected for them to be held accountable for what was agreed upon. Unfortunately, my experience has and is highly unsatisfactory.Despite the clear terms of our agreement, Catalyst Funding also failed to fulfill its obligation of releasing draw funds for completed work!!! We placed all of our trust on the signed agreement, to only feel that it means absolutely nothing to them. Because of this action, the potential financial instability has us considering further actions to address this matter.
