Loan Example 1

Charles is a real estate investor in Henderson, NV. He discovers an older property and wants to remodel it and flip it for a profit. The property has a cost of $240,000 but he doesn't have the full amount so he obtains a fix-and-flip loan with Gokapital Mortgage. The terms of the note include a 65% loan-to-value (LTV), so he must contribute 35% of the price as cash at closing, making the principle note amount $156,000. The note is interest-only, with monthly payments, and is for 12 months at 11% interest with 5 points paid at the closing.

Accordingly, Charles will have to make a $84,000 down payment plus pay a $7,800 origination fee. Once the deal closes, he will pay Gokapital Mortgage $1,430 in monthly interest fees, or 11% multiplied by $156,000 divided by 12 months in the year. Charles's intention is to complete the renovation by the end of the 12 months and resell it for $348,000. If he succeeds he will earn a gross profit of $83,040 ($348,000 price - $156,000 principle - $84,000 down payment - $7,800 origination fee - $17,160 in total interest paid.

Loan Example 2

James takes out a private money loan from Gokapital Mortgage so he can rehab a property to flip in Corpus Christi, TX. The loan has the following parameters:

$310,000 purchase price
60% loan to value (LTV)
6 month term
13% interest rate
3% origination fee

James plans to list the project when the note expires for $465,000. If he accomplishes his goal, the outcome will be as follows:

$465,000 sales price
- $186,000 principle on note (60% LTV)
- $124,000 down payment (40% on 60% LTV)
- $5,580 origination points (3% of the $186,000 principle)
- $12,090 total interest paid (6 months x 13% interest)
