Loan Example 1
James takes a hard money loan from All Inclusive Realty Group in order to renovate a townhome to flip in Sacramento, CA. The price of the house is $330,000. Because the lender agrees to a 75% loan-to-value, James will need to put 25% down and the amount of the loan will be $247,500. The terms of the note also include a five point origination fee that will be paid at closing and a 6 month, interest only note with a 8% rate of interest.
On top of the $12,375 origination fee, James will also have to fund $82,500 of the purchase with his own money, or 25% of the purchase price. The monthly interest only payments will then total $1,650 to All Inclusive Realty Group. At the end of the note, he sells the rehabed house for $445,500. After subtracting the $9,900 in total interest payments ($1,650 times 6 months), the $12,375 origination fee, the $247,500 principle on the note, and the $82,500 he brought to closing, he will make a total profit of $93,225 ($445,500 price minus $352,275 in total costs). This amount would then be reduced by any renovation costs paid out of pocket.

Ricky takes a private money loan from All Inclusive Realty Group so he can remodel a property to resell in Sacramento, CA. The loan has the following terms:
