Loan Example 1

Petra finds a duplex in Corpus Christi, TX to renovate and re-sell. Since she does not have enough cash to purchase the $340,000 house outright, she takes out a fix-and-flip loan from Caroline Lending LLC. The terms of the note include a 60% loan to value (LTV), so she must bring 40% of the price as cash at closing, which makes the principle note amount $204,000. The terms of the note also include a five percent origination fee which is to be paid at closing and a 12 month, interest-only note with a 10% rate of interest.

Petra will need to bring $136,000 to closing (40% on the 60% loan-to-value), plus she will need to pay the $10,200 origination fee. The monthly interest only payments will then total $1,700 to Caroline Lending LLC. Assuming Petra sells the renovated house for $459,000 at the end of the 12 month term, her gross profit (not accounting for rehab costs) would be $88,400. This is computed by taking the purchase price ($459,000) and subtracting the original note amount ($204,000), the origination fee ($10,200), the funds she brought to closing ($136,000), and the total interest expenses ($20,400).

Loan Example 2

Nellie takes out a loan from Caroline Lending LLC so she can rehab a townhome to resell in Stockton, CA. The loan has the following terms:

$190,000 purchase price
55% loan-to-value (LTV)
6 month term
14% rate of interest
3% origination fee

Nellie plans to sell the house at the end of the term for $285,000. If she achieves this goal, the outcome would be as follows:

$285,000 sales price
- $104,500 principle (55% LTV)
- $85,500 cash paid at closing (45% on 55% LTV)
- $3,135 origination fee (3% of the $104,500 principle amount)
- $7,315 interest payments (6 months x 14% interest)
