The following loans are for education purposes only. They do not represent actual loans executed by CR Lending.
Loan Example 1
CR Lending issues a private money loan to Milton for a renovation project in Dallas, TX, on a house that costs $400,000. The terms of the loan include a 85% loan to value (LTV), so he must bring 15% of the price as cash at closing, which makes the principle loan amount $340,000. The loan also consists of these features: 1) a 12 month length, 2) a 12% interest only note, and 3) a four point origination charge.
Milton will have to bring $60,000 to the closing (15% on the 85% loan to value), plus he will pay the $13,600 origination fee. Once the loan closes, he will pay the lender $3,400 in monthly interest fees, or 12% times $340,000 divided by 12 months in a year. If Milton sells the project for $520,000 after 12 months, he would earn a total profit of $65,600 after deducting the principle of $340,000, the money paid at closing of $60,000, the origination fee of $13,600, and the aggregate interest payments of $40,800. This profit does not account for remodeling costs.
Loan Example 2
Freddie takes a fix and flip loan from CR Lending in order to rehab a house to resell in Dallas, TX. The loan has the following parameters:
$150,000 sales price
50% loan to value (LTV)
12 month term
11% rate of interest
4% origination feeIf Freddie accomplishes his goal of a $180,000 sales price, the final numbers of the deal would be the following:
$180,000 sales price
- $75,000 principle (50% LTV)
- $75,000 cash paid at closing (50% on 50% LTV)
- $3,000 origination points (4% of the $75,000 principle amount)
- $8,250 total interest paid (12 months x 11% interest)
