Loan Example 1
Benita closes on a $190,000 renovation project in Houston, TX, using a fix and flip loan from Noble Capital. The lender agrees to write a loan with a 70% loan to value (LTV) so they are willing to loan $133,000 on the house. The note is interest only, paid monthly, and is for 18 months at 8% interest with 2 origination points paid when the deal closes.
According to the terms of the note, Benita will be required to pay a $2,660 origination fee in addition to 30% of the purchase price, or $57,000, since there is a 70% LTV. she must then pay $887 per month to the lender. If Benita sells the renovated project for $256,500 at the end of the 18 month term, her total profit (not accounting for remodeling costs) would be $47,880. This is computed by taking the purchase price ($256,500) and subtracting the original note amount ($133,000), the origination cost ($2,660), the money she contributed to closing ($57,000), and the total interest expenses ($15,960).

Noble Capital has a good team of people. I attended their quarterly investor meeting with a friend who was already investing with them and decided to invest with them too. I've been investing with them for 5 years now, and they do a great job communicating and growing my money.

I'm stunned by these older reviews! I love these guys! My family and I have been with Noble Capital now for 2 years and I can say without a doubt these guys have it figured out. A couple years back, with all the uncertainty in the markets, I went looking for alternative investment opportunities. So happy to have found Noble Capital. I think their hard-money lending program is second to none. They found a way to maximize profit, mitigate risk, and create a sustainable, long term business model that works when the economy is up or down. Do yourself a favor - go talk to these guys - ask tons of questions - and see why this is a perfect alternative to equity investing. I can't speak for how well things were going in 2010 but I can tell you they sailing strong seas in a solid ship today.
