The lender agrees to write a note with a 55% loan-to-value (LTV) so they will loan $176,000 on the house. The terms of the deal dictate a 14% note for 6 months. They also stipulate a 2 point origination fee, which will also be paid when the property closes.
Therefore, Bryan will need to contribute a $144,000 down payment in addition to paying a $3,520 origination fee. Private Capital Northwest will collect $2,053 in monthly interest from the Bryan. This is calculated by taking the total note value of $176,000, multiplying that by the 14% rate of interest, and then dividing that amount by 12.
