Loan Examples
The following loans are for education purposes only. They do not represent actual loans executed by Texas Investor Financing.
Loan Example 1
Opal is an investor in College Station, TX. She discovers a run-down property and decides to rehab it and sell it for a profit. The house costs $200,000 but she does not have the full amount so she takes a private money loan with Texas Investor Financing. The borrower will need to bring 35% of the sales price in cash to the closing based on a 65% loan to value set by the lending company. This makes the principle amount from Texas Investor Financing $130,000. The interest rate on the loan is 9% for a term of 18 months and the company requires a five point origination fee at closing. The interest payments are to be paid monthly and the principle amount will be repaid after the sale of the property.
Opal will have to contribute $70,000 to closing (35% on the 65% LTV), plus she will need to pay the $6,500 origination fee. The monthly interest only payments will then be $975 to Texas Investor Financing. If Opal sells the project for $240,000 after 18 months, she would make a total profit of $15,950 after subtracting the principle of $130,000, the money paid at the close of $70,000, the origination points of $6,500, and the aggregate interest payments of $17,550. This gross profit does not include remodeling costs.
Loan Example 2
Lucinda is a an investor in College Station, TX. She purchases an older property for a rehab project and obtains a private money loan from Texas Investor Financing with the following terms:
$220,000 sales price
75% loan to value (LTV)
18 month term
8% rate of interest
4% origination feeAssuming a $297,000 sales price at the end of the 18 month term, the numbers for this deal would look like this:
$297,000 sales price
- $165,000 principle (75% LTV)
- $55,000 down payment (25% on 75% LTV)
- $6,600 origination points (4% of the $165,000 principle amount)
- $19,800 interest payments (18 months x 8% interest)
-----------------------
= $50,600 gross profit (doesn't include taxes or rehab costs) -
